About the role
This position coordinates the community’s marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. The Leasing Professional handles all leasing activities from prospecting to move‑in and lease renewal.
Key responsibilities
- Greet and qualify prospects, conduct tours, show apartments, process applications, perform credit and background checks, and prepare lease and move‑in packages.
- Inspect apartments before move‑in, ensure they are ready, and coordinate any outstanding items with the maintenance team.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and manage concessions and specials to sustain occupancy.
- Design and execute marketing activities, including resident referral programs, employer outreach, and internet marketing on platforms such as Craigslist and Facebook.
- Use on‑site property‑management software to track availability, record traffic, manage resident and prospect data, and capture demographic information.
- Follow‑up with prospects and new residents via email, phone, or written notes to ensure satisfaction and secure lease signings or renewals.
- Prepare lease renewal letters, meet with renewing residents, and ensure renewal documents are signed and implemented on time.
- Respond promptly and courteously to resident and owner concerns, taking action or routing requests to the appropriate team.
Required profile
- All state and local licenses or certifications required for leasing activities.
- Valid driver’s license to operate a golf cart on the property.
- Ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
- Flexibility to work evenings, weekends, holidays and be on‑call as needed.
Required skills
- Proficiency with OneSite property‑management software.
- Proficiency with Yardi property‑management software.
- Experience using internet marketing tools such as Craigslist, Facebook, and email campaigns.
