Floating Service Technician – Denver/Westminster

About the role

The Floating Service Technician ensures that all physical aspects of Greystar’s properties—including buildings, grounds, amenities, and common areas—meet the company’s standards for cleanliness, safety, appearance, and functionality. This onsite role supports resident satisfaction and prepares vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and making repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments: conduct pre‑move‑out inspections, create punch lists, schedule vendors, obtain supplies, perform maintenance tasks, and inspect completed work.
• Manage inventory by tracking material usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when possible and using tools and supplies efficiently.
• Adhere to Greystar’s safety and risk‑management policies, including participation in routine safety meetings.

Required profile

• Ability to perform technical and mechanical work on residential properties.
• Strong diagnostic skills to identify and resolve building defects.
• Experience with make‑ready procedures and coordinating vendor services.
• Attention to detail in documentation and inventory management.
