Director, Asset Management

About the role

As Director, Asset Management you will lead the performance and value creation of Greystar’s real‑estate portfolio in the Philadelphia region. The role combines strategic vision with operational execution, ensuring long‑term profitability and alignment with investment objectives.

Key responsibilities

• Identify and evaluate new investment opportunities through market research, client outreach, and financial proposal development.
• Oversee the acquisition, transition, and integration of newly acquired or developed properties.
• Maintain and grow client equity relationships by delivering regular performance reports, market updates, and addressing client inquiries promptly.
• Conduct market and asset reviews, diagnose performance challenges, and recommend strategies to enhance value and returns.
• Ensure portfolio compliance with debt and equity covenants, prepare reports for investment committees and equity partners.
• Monitor investment performance, returns, and forecasts using DCF financial modeling and recommend optimization tactics.
• Measure, evaluate, and report on portfolio performance against benchmarks.

Required profile

• Proven leadership experience in real‑estate asset management or a related investment discipline.
• Strong strategic thinking with the ability to translate vision into actionable plans.
• Excellent communication skills for client interaction and cross‑functional team leadership.
• Track record of delivering financial results and managing large, diversified asset portfolios.
