Community Manager for Republic Flats Property

About the role

The Community Manager will oversee daily operations of Republic Flats, a 330‑unit mid‑rise apartment community in Durham, NC. Reporting to senior management, you will lead the on‑site team, ensure compliance with housing regulations, and drive financial performance. The role requires close coordination with vendors, owners, and residents to maintain a high‑quality living environment.

Key responsibilities

• Manage day‑to‑day property activities, including staff supervision, scheduling, and resource allocation.
• Develop and monitor budgets, analyze financial statements, and prepare monthly performance reports.
• Set rent rates, collect payments, process bank deposits, and ensure timely posting of fees.
• Approve vendor invoices, verify insurance certificates, and coordinate with accounting and owners.
• Control expenditures within the approved budget and maintain the petty cash fund.
• Oversee lease administration: approve applications, renewals, discounts, conduct inspections, enforce notices, manage evictions and late‑fee collection.
• Gather, analyze, and interpret market and economic trends that may impact the community.

Required profile

• Experience in multifamily property management or community management.
• Strong understanding of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Proven ability to meet revenue targets and control operating expenses.
• Ability to interpret market and economic trends.
• Excellent organizational and communication skills.
