Community Manager – Avana Kennesaw

About the role

Greystar is seeking a Community Manager for the Avana property in Kennesaw. You will oversee daily operations, lead the on‑site team, and ensure the community runs smoothly while meeting financial and compliance goals.

Key responsibilities

• Provide input for budget development by analyzing financial statements and market data.
• Achieve revenue targets through rent setting, collection, and timely financial reporting.
• Approve vendor invoices, verify insurance certificates, and coordinate with accounting.
• Manage expenditures within approved budgets and oversee petty‑cash handling.
• Enforce lease terms, approve resident applications, process renewals, conduct inspections, and handle evictions and late‑fee collections.
• Monitor market and economic trends to guide short‑ and long‑term marketing and leasing strategies.

Required profile

• Experience in multi‑family property management.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Proven ability to lead a team and manage vendor relationships.
• Solid financial acumen for budgeting, reporting, and expense control.
• Analytical mindset to interpret market trends and adjust strategies.
