Leasing Manager – Avana Garden Community

About the role

Greystar is seeking a Leasing Manager for the Avana Garden community in Kennesaw, Georgia. The role oversees marketing, advertising, sales activities and the leasing team to meet revenue, occupancy and resident retention goals for a stabilized 296‑unit garden‑style property.

Key responsibilities

• Direct community marketing, print and internet advertising, and sales initiatives to achieve revenue and occupancy targets.
• Monitor on‑site traffic, maintain an inventory of “ready” apartments, set rent pricing and concessions, and track daily leasing activities.
• Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement creative pricing and incentive strategies.
• Utilize property management software to generate sales and leasing reports and assess performance.
• Collaborate with maintenance to ensure property appearance and safety standards, inspect ready units, create mini‑models and employ merchandising techniques.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documentation and complete move‑in procedures.

Required profile

• Proven experience in leasing and property management within a residential community.
• Strong understanding of local rental market dynamics and competitor activity.
• Ability to lead and motivate a leasing team to meet performance goals.
