Maintenance Technician – Heinz Lofts

About the role

The Maintenance Technician will ensure that the physical aspects of Heinz Lofts – from apartments to common areas – meet Greystar’s standards for cleanliness, safety, and functionality. This onsite role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing issues and repairing in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments: perform pre‑move‑out inspections, create punch lists, schedule vendors, obtain supplies, carry out repairs, and inspect completed work.
• Manage inventory of tools, supplies, and equipment by tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Participate in on‑call rotation and attend routine safety meetings, adhering to Greystar’s safety and risk‑management policies.

Required profile

• Willingness to work on‑call and respond to maintenance emergencies.
• Strong attention to detail for inspections, documentation, and inventory tracking.
• Commitment to follow safety procedures and attend mandatory safety training.
• Ability to coordinate with vendors and contractors for make‑ready tasks.
• Physical capability to perform manual labor, including lifting, climbing ladders, and operating pressure‑wash equipment.
