Service Technician – Student Living at Tower701

About the role

The Service Technician ensures that the physical aspects of Tower701’s student living community are clean, safe, and fully functional. You will respond to resident service requests, perform preventative maintenance, and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Maintain inventory of supplies, tools, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Perform routine grounds and common‑area upkeep such as trash removal, pressure‑washing, and painting of curbs and signage.
• Inspect contractor work for compliance with quality standards and assist with periodic property safety inspections.

Required profile

• High school diploma, GED, or equivalent experience.
• Minimum of 2 years experience in property or building maintenance.
• Relevant certifications (e.g., HVAC) and licenses as required by state or local jurisdictions.
• Proactive, self‑motivated, and able to work both independently and as part of a team.

Required skills

• HVAC systems knowledge.
• EPA Type I certification.
• EPA Type II certification.
• Universal refrigerant recycling certification.
• Proficiency with Microsoft Office applications (Word, Excel, database management).
