Community Manager for Student Living at Tower701

About the role

The Community Manager will oversee daily operations of the Tower701 student‑living property, ensuring a vibrant resident experience while meeting financial and operational targets. Reporting to senior management, the role combines property management, budgeting, and compliance responsibilities within Greystar’s global real‑estate platform.

Key responsibilities

• Develop and input property budgets by analyzing financial statements, marketing data and operational reports.
• Achieve revenue targets by setting rent rates, collecting rent and fees, processing bank deposits and preparing monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges to the appropriate chart of accounts and coordinate with accounting and owners.
• Control expenditures within approved budgets and manage petty‑cash fund balances.
• Oversee lease enforcement, including approving resident applications, discounts, renewals, conducting apartment inspections, issuing notices, handling evictions and collecting late fees.
• Build relationships with housing and student‑affairs officials at affiliated academic institutions and stay informed of policies affecting the community.

Required profile

• Experience managing day‑to‑day operations of a multifamily or student‑housing property.
• Proven ability to work with budgets, financial reporting and vendor management.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act and other multi‑family housing regulations.
• Strong communication skills for interacting with residents, university officials and internal teams.
