Maintenance Technician – Folia (Lease‑Up Property)

About the role

Greystar is seeking a Maintenance Technician for its Folia lease‑up community in San Diego. The role focuses on technical and mechanical work that keeps the building, grounds, amenities, and common areas clean, safe, and fully functional.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance work orders, diagnosing issues and repairing them according to company policies and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Document all service requests accurately and promptly for tracking and reporting.
• Maintain common areas and amenities by cleaning, pressure‑washing, trash removal, and occasional painting of curbs and signage.
• Support cost‑control initiatives by repairing parts whenever possible rather than replacing them.

Required profile

• 1‑2 years of property maintenance experience.
• Familiarity with Yardi property‑management software is preferred.
• Ability to work Thursday‑Monday, on‑call as needed, with flexible hours (9 am‑6 pm).
