Maintenance Technician – Beckon Property

About the role

The Maintenance Technician will ensure that the Beckon property in Durham meets Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders from resident service requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory by retrieving, tracking, and returning tools, supplies, and equipment, and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by removing debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to perform mechanical and general maintenance tasks in a residential property setting.
• Familiarity with safety procedures, building codes, and Greystar’s maintenance policies.
• Strong organizational skills for tracking work orders, inventory, and documentation.
• Willingness to work a Monday‑Friday schedule with a rotating on‑call rotation.
