Leasing Professional (Lease Up) – The Lucille Waco

About the role

The Leasing Professional (Lease Up) will drive occupancy, revenue, and resident retention for The Lucille Waco community. You will manage the full leasing cycle, from prospect qualification to move‑in, while delivering a high‑quality resident experience.

Key responsibilities

• Greet and qualify prospects, conduct community tours, and show apartments.
• Process applications, perform credit screening and criminal background checks.
• Prepare lease agreements and move‑in packages, ensuring a smooth signing process.
• Inspect units before move‑in, coordinate with maintenance to resolve any issues.
• Monitor market and competitor activity, develop short‑ and long‑term marketing plans to sustain occupancy.
• Execute marketing initiatives, including resident referral programs, employer outreach, and online advertising on platforms such as Craigslist and Facebook.
• Utilize property management software (OneSite, Yardi) to track availability, record traffic, manage prospect data, and capture demographic information.

Required profile

• Strong customer‑service orientation with the ability to engage and qualify prospective residents.
• Excellent communication and presentation skills for tours and lease negotiations.
• Detail‑oriented approach to application processing, background checks, and unit inspections.
• Ability to stay informed about local market trends and adjust leasing strategies accordingly.
