Groundskeeper for The Woodmark Community

About the role

We are seeking a reliable Groundskeeper to maintain the appearance and safety of The Woodmark, a 288‑unit garden‑style community in South Tacoma. The role supports the service team by keeping common areas, amenities and surrounding grounds clean, orderly and welcoming for residents.

Key responsibilities

• Inspect the property throughout the day to remove litter, debris and pet waste, ensuring all common areas and amenities remain tidy.
• Clear trash from vacant apartments before the make‑ready process, transport waste to dumpsters or storage areas, and keep storage spaces clean.
• Perform minor and routine service requests as directed by the Service Supervisor or Community Manager and assist the make‑ready specialist during unit turnovers.
• Change locks in accordance with property policy and verify that pool gates and other safety devices operate correctly.
• Distribute resident notices and communications as needed.
• Report any hazards or unsafe conditions to supervisors promptly.
• Provide courteous customer service, answer resident questions and address maintenance‑related complaints.
• Participate in safety meetings, complete required OSHA and other safety training, and report accidents in line with Greystar’s risk‑management policies.

Required profile

• Ability to work independently and follow established safety and operational procedures.
• Strong attention to detail and commitment to maintaining high standards of curb appeal.
• Good communication skills for interacting with residents and team members.
• Willingness to attend safety trainings and adhere to OSHA regulations.

Required skills

• Lock changing and basic hardware maintenance.
• Knowledge of safety and OSHA compliance procedures.
