Floating Area Community Manager

About the role

The Floating Area Community Manager oversees the day‑to‑day operations of an assigned multifamily property, ensuring financial performance, regulatory compliance, and resident satisfaction. Reporting to senior management, the role coordinates team activities, budget management, and vendor relationships while maintaining Greystar’s standards of service.

Key responsibilities

• Assist in due‑diligence and takeover by completing file audits, unit inspections, and onboarding new residents.
• Provide performance improvement coaching and one‑on‑one training to onsite team members.
• Contribute to budget development by analyzing financial statements, marketing data, and operational reports.
• Ensure timely rent and fee collection, make bank deposits, and prepare monthly financial status reports.
• Approve vendor, contractor, and service provider invoices, verify insurance certificates, and code charges appropriately.
• Control expenditures within approved budgets and manage petty‑cash funds.
• Oversee lease enforcement, approve prospective resident applications, and manage the lease‑up process.

Required profile

• Proven experience managing daily operations of a multifamily property.
• Ability to analyze financial statements and develop budget forecasts.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Strong coaching and training skills for onsite staff.
• Experience handling vendor relationships, invoice approvals, and expense controls.
