About the role
The Community Manager will oversee the day‑to‑day operations of an assigned property in the Humble area, leading the on‑site team and ensuring financial and operational targets are met while complying with all relevant regulations.
Key responsibilities
- Provide input into property budget development by analyzing financial statements and market information.
- Meet targeted revenues by setting rent rates, ensuring timely rent collection, making bank deposits, and preparing monthly financial reports.
- Approve vendor and contractor invoices, verify insurance certificates, code charges correctly, and coordinate payments.
- Control expenditures within the approved budget and manage petty cash.
- Oversee lease enforcement, including application approvals, lease renewals, inspections, notices, evictions, and collection of late fees.
- Analyze market and economic trends to develop short‑ and long‑range marketing and leasing strategies.
- Promote resident satisfaction and retention through proactive engagement.
Required profile
- Experience managing property operations and leading on‑site teams.
- Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other multi‑family housing regulations.
- Ability to analyze financial statements and budgetary data.
- Excellent organizational and communication skills.
