Community Manager for Centric Gateway Property

About the role

The Community Manager will oversee the day‑to‑day operations of the Centric Gateway property in Charlotte, NC. Reporting to senior management, you will lead the on‑site team, ensure financial targets are met, and maintain compliance with all housing regulations.

Key responsibilities

• Manage the property’s budget by analyzing financial statements, monitoring market trends and controlling expenditures.
• Set rent rates, collect payments, process bank deposits and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates and coordinate with accounting and owners.
• Oversee lease administration, including applicant approvals, renewals, rent discounts, inspections, evictions and late‑fee collections.
• Maintain the petty‑cash fund and ensure all expenses stay within approved limits.
• Conduct regular market and economic analysis to inform strategic decisions for the stabilized, mid‑rise community of 297 units.

Required profile

• Proven experience in property or community management, preferably in multi‑family residential settings.
• Strong understanding of Fair Housing, ADA, Fair Credit Reporting Act and other relevant regulations.
• Excellent organizational and analytical abilities with a focus on budgetary performance.
• Ability to lead a team, communicate with vendors and interact professionally with residents.
