Service Technician – Springside Property

About the role

The Service Technician will ensure that the physical components of the Springside property in Middletown are clean, safe, and fully functional. Working on apartments, common areas and grounds, you will respond to resident requests, perform preventative maintenance and prepare vacant units for new tenants.

Key responsibilities

• Complete work orders from resident service requests and conduct preventative maintenance, diagnosing issues and repairing them in line with safety codes and company policies.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, coordinating vendors, obtaining supplies, performing repairs and final inspections.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
• Document all service activities accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to follow established safety and risk‑management procedures and attend regular safety meetings.
• Strong attention to detail and ability to produce accurate paperwork.
• Good organizational skills for scheduling vendors and managing inventory.
• Physical capability to perform manual tasks such as lifting, climbing ladders and operating pressure‑wash equipment.
