Service Technician - Eagle Glen

About the role

A full-time Service Technician position at the Eagle Glen property in Murrieta, California, performing technical and mechanical work so that the buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. The property is stabilized with 320 units. Weekend availability and on-call duty are required, with a 9am-6pm schedule subject to change.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Complete the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and materials, and inspection of finished work.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Complete documentation and paperwork accurately and on time so service requests can be tracked.
• Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, clean generally and paint curbs and signage as needed.
• Support cost control by fixing rather than replacing parts when possible and using materials and tools correctly.
• Take part in safety meetings, OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work against quality standards, and help with routine property inspections.

Required profile

• 1-2 years of maintenance experience and a Happy Property experience.
• EPA certification Type I and II or Universal for refrigerant recycling (Certified Service Technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including evenings, weekends and holidays.
