Senior Service Supervisor

About the role

The Senior Service Supervisor oversees all technical and mechanical services for a large residential property, ensuring that buildings, grounds, and common areas meet Greystar’s standards for cleanliness, safety, and functionality.

Key responsibilities

• Manage work orders from resident service requests and routine upkeep, ensuring compliance with policies, safety standards, and budget.
• Oversee the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for community appearance, including grounds, amenities, building exteriors, and common areas.
• Inspect work performed by service team members and external contractors to ensure quality and compliance.
• Maintain inventory of spare parts and materials within budgetary limits.
• Prepare and manage the maintenance and capital expense budget based on financial analysis and operational reports.
• Conduct monthly preventative maintenance and support cost‑cutting initiatives.
• Lead safety meetings, maintain current MSDS sheets, and ensure OSHA compliance.

Required profile

• Demonstrated ability to manage large‑scale property service operations and coordinate multiple vendors.
• Strong customer service orientation with the ability to address resident concerns promptly and professionally.
• Experience preparing budgets, analyzing financial statements, and controlling expenses.

Required skills

• Knowledge of building systems, preventative maintenance procedures, and safety regulations (OSHA, MSDS).
• Proficiency in work order management and vendor coordination.
