Senior Maintenance Supervisor

About the role

The Senior Maintenance Supervisor oversees all technical and mechanical work for Irvington Place Apartments, ensuring the property’s interior and exterior meet Greystar’s standards for cleanliness, safety, and functionality while staying within budget.

Key responsibilities

• Manage work orders from resident requests and routine upkeep, ensuring compliance with policies, safety standards, and code requirements.
• Oversee the make‑ready process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce standards for community grounds, amenities, building exteriors, and common areas to reflect Greystar’s high‑quality brand.
• Inspect work performed by team members and contractors, providing corrective action plans as needed.
• Maintain inventory of spare parts and materials, staying within budgetary guidelines.
• Prepare maintenance and capital expense budgets based on financial analysis and historic performance.
• Execute monthly preventative maintenance procedures and support cost‑cutting initiatives.
• Conduct safety meetings, maintain current MSDS sheets, and ensure compliance with OSHA and other regulations.

Required profile

• Demonstrated customer service skills with the ability to respond promptly and respectfully to resident inquiries and complaints.
• Strong organizational abilities to manage multiple properties, work orders, and vendor relationships.
• Experience in budgeting, inventory control, and preventive maintenance planning.

Required skills

• Knowledge of building systems, mechanical maintenance, and code compliance.
• Familiarity with OSHA regulations and safety procedures.
• Ability to read and interpret work orders, inspection reports, and maintenance manuals.
