Property Engineer

About the role

Federal Realty Investment Trust, which owns, operates, develops and redevelops retail real estate, is looking for an experienced Property Engineer to join its Property Operations team in North Bethesda, MD. The Property Engineer handles the day-to-day maintenance of the assigned property or properties, with a broad knowledge of building and grounds maintenance.

Key responsibilities

• Diagnose, repair and maintain buildings using knowledge of construction materials, structural systems, HVAC, plumbing, electrical systems, building envelope, roofing, walls, ceilings and flooring, and implement maintenance best practices
• Work with contractors (security, janitorial, landscaping, roofing, MEP repair, trash removal, sidewalk and curb repair, fire alarms, storm water, snow removal, pest control, elevators, towing) to keep the property to a best-in-class standard, addressing performance issues and directing repairs
• Assist other Federal Realty departments such as marketing, leasing, development and construction, and communicate regularly with tenants in a responsive and clear way

Required profile

• High school diploma or equivalent
• 5+ years of hands-on experience in building engineering and maintenance
• Background in construction supervision, property operations management or cleaning supervision encouraged
• Valid driver's license with a clean driving record
• Able to lift up to 40 pounds, use hand tools and climb ladders
• Flexible schedule, including weekend and overtime hours and emergency calls

Required skills

• Working knowledge of HVAC, electrical, plumbing and general building repairs
• Industry-specific certifications (e.g. HVAC, EPA Universal, electrical) a plus
• Smartphone use for email, texting, photos, calendars and work apps
• Facility management software to create and close work tickets and complete inspections

The typical pay range is $31.00-$36.00 per hour, depending on skills, experience and relevant training or certification in electrical, plumbing and/or HVAC.
