On Site Service Supervisor – Student Living

About the role

The On Site Service Supervisor ensures that the student‑living community at Merrimack College meets Greystar’s high standards for cleanliness, safety, and functionality. Working directly on‑site in North Andover, Massachusetts, the supervisor coordinates maintenance, oversees vendors, and prepares vacant units for new residents.

Key responsibilities

• Manage work orders from resident service requests, diagnose issues, and perform repairs in line with company policies, safety standards and code requirements.
• Lead the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors, procuring supplies, completing maintenance tasks and inspecting finished work.
• Develop and enforce standards for the appearance and cleanliness of grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas and parking lots.
• Conduct periodic inspections of work performed by service team members, contractors and vendors, and create corrective action plans when needed.
• Maintain inventory of spare parts and maintenance materials, and collaborate with the Community Manager to order supplies while staying within budget.
• Perform monthly preventative maintenance activities to sustain building systems and common areas.
