Make-Ready Specialist - The Holston
greystar · The Holston
Job description
About the role
A Make-Ready Specialist at a Greystar apartment community in The Holston prepares vacant units for re-leasing by carrying out the technical and mechanical work needed to bring each home to market-ready condition. The role follows the community's make-ready checklist and works closely with the Service Supervisor or Community Manager.
Key responsibilities
- Complete all repairs and improvements to apartment homes before resident move-in according to the community's make-ready checklist.
- Caulk and seal windows, sink areas, toilets, bathtubs and showers as needed.
- Inspect all sheetrock for damage and repair or replace it.
- Perform touch-up paint on vacant and occupied units as directed by the Service Supervisor or Community Manager.
- Maintain grounds, common areas and amenities: pick up trash and debris, pressure-wash breezeways and pool areas, clean generally, and paint curbs and signage as needed.
- Support cost-control by fixing rather than replacing parts when possible and using materials and tools efficiently.
- Complete the make-ready checklist and other maintenance documentation on time.
- Follow safety policies: attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
- Treat residents with respect, answer questions, respond sensitively to complaints and complete work orders with efficiency and urgency.
Required profile
- Able to stand, walk and/or sit for long periods, and to bend, stoop, climb ladders, reach, carry objects and crawl in confined spaces.
- Able to work indoors and outdoors in all weather, and to lift up to 25 pounds alone and 50 pounds with help.
- Rare or regular travel may be required to support other properties, training or meetings.
- Able to work a flexible schedule, including call duty on evenings, weekends and holidays.
What we offer
- Medical, dental, vision, disability and life insurance, with low employee-only medical costs.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays for new hires, plus birthday off after 1 year.
- Onsite housing discount at Greystar-managed communities, subject to availability.
- 6-week paid sabbatical after 10 years of service.
- 401(k) with company match up to 6% of pay after 6 months.
- Paid parental leave and fertility benefit reimbursement up to $10,000, plus an Employee Assistance Program.
- Weekly, monthly and/or quarterly bonus programs for onsite property positions, depending on performance.
