Maintenance Technician – Student Housing

About the role
The Maintenance Technician will ensure that the physical components of student‑living properties at the University of Kentucky meet Greystar’s standards for cleanliness, safety, appearance and functionality. This full‑time, onsite position involves responding to resident service requests and performing routine upkeep of buildings, grounds and common areas.
Key responsibilities
- Complete work orders generated from resident requests, diagnosing and repairing mechanical or electrical defects in accordance with company policies, safety standards and building codes.
- Perform preventative maintenance on all building systems to reduce downtime and extend equipment life.
- Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, and coordinating vendors or contractors to ready units for new occupants.
- Maintain accurate records of completed work, parts used and time spent on each task.
- Ensure all safety procedures are followed and report any hazards promptly.
Required profile
- Ability to follow established policies, procedures, safety standards and applicable code requirements.
- Strong attention to detail and ability to work independently in a fast‑paced residential environment.
Required skills
- Technical and mechanical troubleshooting.
- Preventative maintenance of building systems.
- Make‑ready preparation and coordination with vendors.
