Maintenance Technician – Residential Property

About the role

The Maintenance Technician ensures that all building systems, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role supports resident satisfaction and prepares vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to read and interpret work orders and maintenance manuals.
• Experience performing repairs on building systems and conducting preventative maintenance.
• Familiarity with inventory tracking and vendor coordination.
• Commitment to safety procedures and accurate documentation.
