Maintenance Technician - Residences at Westgate

About the role

A Maintenance Technician is needed for the Residences at Westgate property in Pasadena, California. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. The property is stabilized with 340 units; weekend availability and on-call duty are required, with a 9am-6pm schedule subject to change.

Key responsibilities

• Complete work orders from residents and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and final inspection.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Document service requests accurately and on time.
• Help maintain grounds and common areas: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents promptly.
• Periodically check contractor work and help with property inspections.

Required profile

• 1-2 years of maintenance experience.
• Familiarity with plumbing, electrical and drywall repairs.
• Ability to work indoors and outdoors in all weather, and to lift up to 25 pounds alone and 50 pounds with help.
• Valid driver's license to operate a golf cart where applicable.
• EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
• State and local certifications as required.

Required skills

• Basic computer knowledge and MS Office (Outlook, Excel, Word)
• Yardi and HappyCo knowledge is a plus
