Maintenance Technician - Promenade Towers

About the role

A full-time Maintenance Technician position at Promenade Towers, a stabilized 611-unit property in Los Angeles, California. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. Schedule is Monday to Friday, 9am to 6pm, subject to change depending on business needs.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them in line with policies, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and final inspection.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Document service requests accurately and on time.
• Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, general cleaning and painting curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Take part in safety meetings, OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work, and help with routine property inspections.

Required profile

• 1-2 years of maintenance experience.
• EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including call-outs on evenings, weekends and holidays.
