Maintenance Supervisor - The LC
Greystar · Los Angeles
Job description
About the role
A full-time Maintenance Supervisor is needed for a stabilized 82-unit community with 3 retail spaces in Los Angeles, California. - Oversee the make-ready process for vacant units: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and final inspection.
- Develop standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots and other common areas.
- Inspect the work of other service team members, contractors and vendors, and develop corrective action plans where needed.
- Maintain spare parts and maintenance material inventory and work with the Community Manager to order supplies within budget.
- Complete monthly preventative maintenance and help the Community Manager develop the budget for repairs, maintenance and capital projects.
- Support cost control by fixing rather than replacing parts and using materials efficiently.
- Run regular safety meetings, keep MSDS sheets current and stay up to date on OSHA and other safety requirements.
- Treat residents respectfully, answer questions and handle complaints and work orders with efficiency.
Required profile
- High school diploma, GED or related experience and training.
- 1-2 years of experience as a Maintenance Supervisor, with a minimum of 3-5 years of multifamily maintenance experience, preferably in a supervisory role.
- Valid driver's license to operate a golf cart on the property, if applicable.
- Ability to stand, walk or sit for long periods, work in all weather, and lift up to 25 pounds alone and 50 pounds with assistance.
Required skills
- EPA HVAC certification preferred; EPA Type I, II or Universal certification required if working on sealed HVAC systems.
- Experience with commercial boilers, elevators, fire safety systems, HVAC, plumbing and electrical repairs; additional HVAC, electrical or plumbing certifications are a plus.
- Proficiency in reading, writing, word processing, spreadsheets and databases; property management system experience preferred.
- Incumbent provides their own hand tools and must know how to use them safely.
