Maintenance Technician (Part-Time)

About the role

A part-time Maintenance Technician is needed at the Summerwell Mill Creek property, a stabilized single-family home community of 194 units. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. The schedule is Monday to Friday with a rotating on-call duty.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant homes: pre-move-out inspection, punch list, scheduling vendors, obtaining supplies, finishing work and inspecting it.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Complete service request paperwork accurately and on time.
• Help maintain grounds and common areas: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage as needed.
• Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work, and help with routine property inspections to flag safety and repair concerns.

Required profile

• EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including call-outs on evenings, weekends and holidays.

What we offer

• Hourly pay of $20.00 - $22.00, with possible weekly, monthly and/or quarterly bonuses for onsite property positions.
