Maintenance Technician - Orion Prospect

About the role

This Maintenance Technician position at a Greystar property in Orion Prospect covers the technical and mechanical upkeep of the buildings, grounds, amenities and common areas so they meet the company's standards for cleanliness, appearance, safety and functionality. The role also includes preparing vacant apartments for leasing and new move-ins.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing maintenance tasks and inspecting the work.
• Track inventory of materials, tools and equipment, return unused items and notify the maintenance supervisor of re-order needs.
• Complete service request paperwork accurately and on time so requests can be tracked.
• Help maintain grounds, common areas and amenities: pick up trash and debris, pressure-wash breezeways and pool areas, clean generally and paint curbs and signage as needed.
• Support cost control by fixing rather than replacing parts when possible and using materials and tools efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work against quality standards, and help with routine property inspections to flag safety and repair concerns.

Required profile

• EPA certification Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Able to stand, walk or sit for long periods, climb ladders, work in all weather, and lift up to 25 pounds alone and 50 pounds with help.
• Flexible schedule including call-outs on evenings, weekends and holidays; occasional travel to other properties or training.

• Hourly pay of $22.00-$23.00, with possible weekly, monthly or quarterly bonuses for onsite positions.
