Maintenance Technician – On‑Call (Woodland Hills, CA)

About the role

Greystar is seeking a Maintenance Technician to support a stabilized residential community of 362 units in Woodland Hills, CA. The role involves performing technical and mechanical work to keep buildings, grounds, amenities, and common areas clean, safe, and fully functional.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance work orders, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document all service requests accurately and promptly for proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible.

Required profile

• 1–2 years of maintenance experience, preferably with HVAC exposure or related certifications.
• Willingness to work on‑call schedule, typically 9 am–6 pm, with flexibility based on business needs.
• Ability to follow safety procedures, work independently, and communicate effectively with residents and vendors.
