Maintenance Technician – NOVEL Morrisville

About the role

The Maintenance Technician will ensure that the physical aspects of the NOVEL Morrisville property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This full‑time, onsite position follows a Monday‑Friday schedule with a rotating on‑call rotation.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing issues and repairing in line with policies, safety standards, and code requirements.
• Execute the make‑ready process for vacant units: conduct pre‑move‑out inspections, create punch lists, schedule vendors, obtain supplies, perform repairs, and inspect completed work.
• Manage inventory by tracking material usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using tools and supplies efficiently.

Required profile

• Ability to diagnose mechanical and building issues and perform repairs safely.
• Familiarity with safety standards, building codes, and Greystar’s maintenance policies.
• Strong attention to detail for inspections, documentation, and inventory management.
