Maintenance Technician – Novel Mallard Creek

About the role

The Maintenance Technician will ensure that the Novel Mallard Creek community in Charlotte, NC remains safe, functional, and attractive for residents. Working on a garden‑style apartment property with 310 units, you will handle resident service requests, preventative maintenance, and prepare vacant units for new move‑ins.

Key responsibilities

• Respond to work orders generated from resident requests, diagnose issues, and perform repairs in line with company policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, coordinating vendors, obtaining supplies, completing repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify the supervisor of re‑order needs.
• Complete all required documentation and paperwork promptly and accurately to ensure proper tracking of service requests.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Technical and mechanical aptitude with the ability to diagnose and repair building systems.
• Familiarity with residential property maintenance procedures and safety regulations.
• Strong organizational skills for inventory management and documentation.
• Ability to work a Monday‑Friday schedule with rotating on‑call duties.
