Maintenance Technician - Marlowe South Tampa

About the role

Greystar is hiring a Maintenance Technician for its Marlowe South Tampa property, a stabilized garden-style community of 350 units. The technician performs technical and mechanical work so that the buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. The schedule is Monday to Friday with rotating weekends.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing work and inspecting it.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Complete service request paperwork accurately and on time.
• Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage as needed.
• Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work against quality standards, and help with routine property inspections.

Required profile

• EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Able to stand, walk, sit, bend, climb ladders, reach, carry and crawl in confined spaces, and work indoors and outdoors in all weather.
• Able to lift up to 25 pounds alone and 50 pounds with assistance, and to work a flexible schedule including call-outs on evenings, weekends and holidays.

• Hourly pay of $22.00 - $24.00, with possible weekly, monthly and quarterly bonuses for onsite property positions.
