Maintenance Technician (Lease‑Up)

About the role

The Maintenance Technician (Lease‑Up) ensures that all building systems, grounds, and common areas meet Greystar’s standards for safety, appearance, and functionality. The role supports resident requests, prepares vacant units for new tenants, and helps maintain the overall condition of the property.

Key responsibilities

• Complete work orders from resident service requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Maintain grounds and common areas by trash removal, pressure‑washing, general cleaning, and painting as required.
• Support cost‑control initiatives by repairing rather than replacing parts and minimizing waste.

Required profile

• Compliance with Greystar’s safety and risk‑management policies, including OSHA training and incident reporting.
• Ability to inspect contractor work for quality and adherence to specifications.
• Participation in routine property inspections to identify safety concerns and communicate maintenance needs.

Required skills

• EPA Type I, Type II or Universal certification for refrigerant recycling.
• All state and local certifications required for service technicians.
• Valid driver’s license (required for operating a golf cart on larger properties).
