Maintenance Technician – Lantower Waverly

About the role

The Maintenance Technician ensures that the physical aspects of Lantower Waverly – a stabilized garden‑stage community of 375 units in Charlotte, NC – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. The role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to work Monday‑Friday with a rotating on‑call schedule.
• Strong attention to detail for inspections, documentation, and inventory management.
• Physical capability to perform cleaning, pressure‑washing, painting, and other manual tasks.
