Maintenance Technician – Hudson House West

About the role

The Maintenance Technician ensures that the physical aspects of Hudson House West – from building systems to common areas – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Participate in safety and risk‑management meetings and adhere to Greystar’s safety policies.

Required profile

• Technical and mechanical aptitude with the ability to diagnose and resolve building defects.
• Familiarity with safety standards, building codes, and Greystar’s maintenance procedures.
• Attention to detail in documentation and inventory management.
