Maintenance Technician – Garden‑Style Property

About the role

Greystar is seeking a Maintenance Technician to support the Presidium Regal garden‑style community in Jacksonville. The role ensures that all building systems, grounds, amenities, and common areas meet Greystar’s standards for safety, appearance, and functionality.

Key responsibilities

• Complete resident‑initiated work orders and preventative maintenance tasks, diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance work, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to read and interpret work orders, maintenance manuals, and building codes.
• Strong organizational skills for tracking inventory and scheduling tasks.
• Attention to detail in inspections and documentation.
• Physical ability to perform manual labor, lift equipment, and work in various weather conditions.
