Maintenance Technician for Garden-Style Community

About the role

The Maintenance Technician ensures the physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position supports lease‑up activities and ongoing resident service requests.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain common areas and grounds by cleaning, pressure‑washing, trash removal, and painting as required.
• Participate in safety meetings, complete OSHA training, and report incidents promptly.

Required profile

• Ability to work indoors and outdoors in all weather conditions and perform physical tasks such as lifting up to 25 lb independently (50 lb with assistance).
• Flexible schedule availability, including rotating on‑call evenings, weekends, and holidays.
• Valid driver’s license for operating a golf cart when needed.

Required skills

• EPA Type 1 and Type 2 or Universal refrigerant recycling certification.
• All state and local certifications required for service technicians.
• Basic mechanical and technical troubleshooting abilities.
