Maintenance Technician – Estuary

About the role

The Maintenance Technician ensures that all building systems, grounds, amenities, and common areas meet Greystar’s standards for safety, appearance, and functionality. This full‑time, onsite position supports both routine upkeep and resident service requests.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policy, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Maintain inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning, and painting of curbs and signage.

Required profile

• Ability to work indoors and outdoors in all weather conditions, lift up to 25 lb independently (50 lb with assistance), and stand or walk for extended periods.
• Willingness to be on call during evenings, weekends, and holidays and to travel between properties as needed.
• Valid driver’s license for operating a golf cart where required.

Required skills

• EPA Type 1 certification for refrigerant recycling.
• EPA Type 2 or Universal refrigerant recycling certification.
• All state and local certifications required for service technicians.
