Maintenance Technician – Cullman House

About the role

The Maintenance Technician ensures that the physical aspects of Cullman House – a mid‑rise, lease‑up property – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite position involves diagnosing issues, performing repairs, and supporting the overall upkeep of the building, grounds, and amenities.

Key responsibilities

• Complete resident‑requested work orders and preventative maintenance tasks, adhering to safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of supplies, tools, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and timely for proper tracking.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts whenever feasible.

Required profile

• Ability to diagnose and resolve mechanical or technical defects in residential properties.
• Experience with preparing vacant apartments for new occupants, including inspections and coordination with vendors.
• Strong organizational skills for inventory management and documentation.
• Willingness to perform physical tasks such as cleaning, pressure‑washing, and painting.
• Commitment to following safety procedures and company policies.
