Maintenance Technician – Carelton Courtyard

About the role

Greystar is seeking a Maintenance Technician to support the Carelton Courtyard community in Galveston. The role focuses on ensuring the property’s buildings, grounds, and common areas meet Greystar’s standards for safety, appearance, and functionality.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance, diagnosing issues and performing repairs in line with safety codes and company policies.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document all work orders and maintenance activities accurately and promptly.
• Maintain common areas and amenities by removing debris, pressure‑washing breezeways and pool zones, performing general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to perform a wide range of mechanical and technical tasks safely and efficiently.
• Strong attention to detail for inspections, documentation, and quality assurance.
• Willingness to follow Greystar’s safety and risk‑management procedures, including participation in regular safety meetings.
• Good organizational skills for tracking inventory and coordinating vendor work.
