Maintenance Technician – Ben Hill Flats

About the role

The Maintenance Technician ensures that the physical aspects of Ben Hill Flats – including buildings, grounds, amenities, and common areas – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing issues and repairing them according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify the supervisor of re‑order needs.
• Document all service requests and maintenance activities accurately and promptly.
• Maintain grounds, common areas, and amenities by picking up debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to diagnose and resolve mechanical or technical issues in residential properties.
• Experience with make‑ready procedures and coordinating vendor services.
• Strong organizational skills for inventory tracking and documentation.
