Maintenance Technician - Alta Oceanside

About the role

A full-time Maintenance Technician is needed at the Alta Oceanside property in Oceanside, California. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. The property is stabilized with 309 units, and the schedule is Tuesday to Saturday, 9am to 6pm, subject to change.

Key responsibilities

• Complete work orders from resident service requests and perform preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and final inspection.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Document service requests accurately and on time.
• Help maintain grounds, common areas and amenities, including cleaning, pressure washing and painting curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Follow safety policies, attend safety meetings, complete OSHA and other safety training, and report accidents promptly.
• Periodically check contractor work and help with routine property inspections.

Required profile

• 3-5 years of property maintenance experience; previous multi-family experience is a must.
• Knowledge of HVAC, electrical and plumbing.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including call-outs on evenings, weekends and holidays.
• Valid driver's license to operate a golf cart where applicable.

Required skills

• HVAC, electrical and plumbing knowledge.
• EPA certification Type I and II or Universal for refrigerant recycling (service technicians).
• Happy Property or Yardi experience preferred.
