Maintenance Supervisor – Sunstone Community

About the role

The Maintenance Supervisor for the Sunstone community in Chapel Hill ensures that all building systems, grounds, and common areas meet Greystar’s high standards for safety, appearance, and functionality. Working on‑site Monday‑Friday with a rotating on‑call schedule, you will lead both routine upkeep and resident‑initiated repairs.

Key responsibilities

• Respond to and complete work orders generated from resident requests, diagnosing issues and performing repairs in line with company policies, safety standards and code requirements.
• Manage the “make‑ready” process for vacant units, including pre‑move‑out inspections, creating punch lists, coordinating vendors, procuring supplies, completing repairs, and inspecting finished work.
• Develop and enforce cleanliness and appearance standards for grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas and parking lots.
• Conduct periodic inspections of work performed by internal service team members and external contractors to verify quality, compliance with specifications and to implement corrective actions.
• Maintain an adequate inventory of spare parts and maintenance materials, collaborating with the Community Manager to order supplies while staying within budget.
