Maintenance Supervisor – Rio Point Community

About the role

The Maintenance Supervisor ensures that the Rio Point community’s buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety, appearance and functionality. This position combines hands‑on technical work with oversight of maintenance processes and vendor coordination.

Key responsibilities

• Respond to resident service requests, diagnose defects, and perform repairs in line with safety standards and code requirements.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor scheduling, supply procurement, task completion and final quality checks.
• Develop and uphold standards for the appearance of grounds, building exteriors, interiors, breezeways, signage, parking areas and other common spaces.
• Inspect work performed by service team members, contractors and vendors to ensure compliance with policies, quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager while adhering to budget guidelines.
• Execute monthly preventative maintenance procedures as defined in the policy manual.
• Assist the Community Manager with broader maintenance planning and project coordination.

Required profile

• Ability to diagnose and resolve maintenance issues promptly.
• Experience overseeing make‑ready processes and coordinating vendors.
• Capability to develop and enforce cleanliness and appearance standards.
• Skill in inspecting work of staff and external service providers and implementing corrective actions.
• Strong inventory management and budgeting awareness.
