Maintenance Supervisor – Residential Community

About the role

The Maintenance Supervisor ensures that the interior and exterior of the community, including buildings, grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. The role combines hands‑on technical work with oversight of maintenance processes and vendor coordination.

Key responsibilities

• Respond to resident service requests and routine upkeep, diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing repairs, and final inspections.
• Develop and maintain standards for the appearance of grounds, amenities, building exteriors, unit interiors, signage, parking areas, and other common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance materials, coordinating orders with the Community Manager while adhering to budget guidelines.
• Execute monthly preventative maintenance tasks as outlined in the policy manual.

Required profile

• Experience diagnosing and repairing mechanical or technical issues in a residential setting.
• Ability to oversee and coordinate make‑ready activities for vacant apartments.
• Proven capability to develop cleanliness and appearance standards for community areas.
• Experience inspecting work of internal staff and external contractors to ensure quality compliance.
• Skill in managing inventory and ordering supplies within budget constraints.
• Familiarity with preventative maintenance procedures and documentation.
