Maintenance Supervisor – Livano Cary

About the role

The Maintenance Supervisor ensures that the interior and exterior of the Livano Cary community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This role combines hands‑on technical work with oversight of maintenance processes.

Key responsibilities

• Respond to resident work orders, diagnose issues, and perform repairs in line with policies, safety standards, and code requirements.
• Manage the make‑ready process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Develop and maintain standards for the cleanliness and appearance of grounds, amenities, building exteriors, interiors, signage, parking lots, and other common areas.
• Inspect work performed by service team members, assess policy effectiveness, and develop corrective action plans.
• Inspect contractor and vendor work to verify compliance with quality standards, scope, and specifications.
• Maintain inventory of spare parts and maintenance materials, collaborating with the Community Manager to order supplies within budget.

Required profile

• Ability to diagnose and repair mechanical and technical issues in residential properties.
• Experience coordinating vendors and contractors for unit turnover and maintenance tasks.
• Capability to develop and enforce cleanliness and appearance standards for community areas.
• Skill in conducting inspections of internal staff and external service providers.
• Competence in inventory management and budgeting for maintenance supplies.
