Maintenance Supervisor – Livano Cary Community

About the role

The Maintenance Supervisor is responsible for overseeing all technical and mechanical work at the Livano Cary community. This role ensures that buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety, appearance and overall functionality.

Key responsibilities

• Assist and complete work orders generated from resident requests, diagnosing defects and performing repairs in accordance with policies, safety standards and code requirements.
• Oversee the “make‑ready” process for vacant units, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks and inspecting finished work.
• Develop and enforce standards for the cleanliness and appearance of grounds, amenities, building exteriors, interiors, signage, parking areas and other common spaces.
• Periodically inspect work performed by service team members, assess effectiveness of policies and develop corrective action plans as needed.
• Inspect contractor and vendor work to verify that quality, scope and specifications meet Greystar standards.
• Maintain an adequate inventory of spare parts and maintenance materials, coordinating with the Community Manager to order supplies while staying within budgetary guidelines.

Required profile

• Ability to diagnose mechanical issues and perform repairs safely and according to code.
• Experience managing the make‑ready process for residential units.
• Capability to develop, communicate and enforce cleanliness and appearance standards.
• Skill in inspecting work of staff and contractors and implementing corrective actions.
• Competence in inventory management and supply ordering within budget constraints.
