Maintenance Supervisor – La Vue at Emerald Pointe

About the role

The Maintenance Supervisor ensures that the interior and exterior of La Vue at Emerald Pointe, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite position involves both hands‑on technical work and oversight of maintenance activities.

Key responsibilities

• Complete resident work orders and routine upkeep, diagnosing issues and performing repairs in line with safety codes and company policies.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, interiors, signage, parking areas, and other common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager on budgeting and ordering.
• Execute monthly preventative maintenance tasks as outlined in Greystar policies.
• Lead safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and related regulations.

Required profile

• High school diploma or GED with relevant maintenance or trade experience.
• Ability to use and maintain hand tools, power tools, mechanical equipment, and measuring devices safely.
• Strong logical problem‑solving skills and proficiency in customer service and communication.
• Basic computer literacy, including word processing, spreadsheets, and property‑management software (preferred).

Required skills

• EPA Type I & II or Universal certification for HVAC work.
• Valid driver’s license (golf‑cart operation if required).
• Knowledge of OSHA safety standards and MSDS handling.
• Experience with HVAC systems, refrigerant handling, and mechanical repairs.
